We hear everyday about foreclosures on our nightly news and internet news stories. Here in Mobile County, there are currently 264 foreclosures for sale. Here is link to view the Foreclosure listings in Mobile County that are priced over $50,000.
Since the beginning of this year, the Mobile Area Association of Realtors report that there has been 2270 new listings added to the MLS system. Of that amount, 518 have been Foreclosures. That means that 23% of all homes listed in Mobile County this year have been foreclosures. That is a very high number. For comparison purposes, if we turn back the clock to 2005, there were 1507 new listings during the same calendar period. Of those listings, 110 were Foreclosure homes or 7% of all new homes listed in first 2 1/2 months of 2005 were Foreclosures. The chart below shows the current year's data.

However when looking at what residential listings have sold in Mobile County this year, the numbers are really eye opening. There has been 809 residential homes sold so far in 2011 in Mobile County according to the MLS data. Of that number, 321 have been Foreclosures. This means that 40% of the homes sold in Mobile County so far this year have been foreclosures. The chart below shows this year's statistics. If we use the same time machine as in previous paragraph and go back to 2005, we will see that 11% of all homes sold in first 2 1/2 months were Foreclosures (93 Foreclosures sold vs. 870 total homes sold).
